What to Expect During Your Home Inspection in Kentucky
By Heather Woosley · July 28, 2026 · 3 min read

Buying a home is an exciting milestone. But let’s be honest—it can also be a little nerve-wracking. You want to know that the investment you’re making is sound and that your future home is safe for your family. That is where I come in. I’m Heather Woosley, lead inspector at Amazing Grace Home Inspection, LLC. As a licensed and insured InterNACHI® Certified Inspector, I’ve walked through countless homes in our region, and I’m here to tell you that a home inspection doesn’t have to be scary. It’s simply an opportunity to learn exactly what you’re buying so you can move forward with confidence.
## The Exterior and Roof
I always start with the exterior. In Kentucky, our homes take a beating from the elements. From the humidity of summer to the freeze-thaw cycles we see in winter. The exterior is the first line of defense. During this phase, I’m looking at the roof, siding, windows, and doors. I check the grading to ensure water is directed away from the foundation—crucial for keeping basements dry especially in Kentucky where soil types can vary. I also inspect decks, porches, and walkways for safety issues. It’s a visual assessment, meaning I’m looking for signs of damage, wear, or improper installation that could lead to bigger problems down the road.

## Major Systems and Structure
Moving inside, we focus on the major systems that make your house a home. We inspect the electrical panel, wiring, and outlets to ensure they are safe and functional. We look at the plumbing supply and drainage lines, checking under sinks and around water heaters for leaks or corrosion. Given our varying climate in Kentucky, the Heating, Ventilation, and Air Conditioning (HVAC) system is critical. I examine the accessible components of the furnace and air conditioner to ensure they are operational. We also check the attic and insulation. Proper ventilation and insulation are key to energy efficiency and preventing moisture issues, which can be a common headache in our humid Kentucky summers.

## Radon and Air Quality Testing
Because our local geology and climate present specific challenges, I often recommend additional environmental testing. Kentucky is known for its karst topography and limestone bedrock, particularly in areas like Warren and Barren Counties, which can sometimes lead to elevated radon levels. Radon is an odorless, colorless gas, so the only way to know is to test. At Amazing Grace Home Inspection, LLC, we offer professional Radon Testing. Additionally, due to the dampness we often see in basements and crawlspaces, I offer Mold and Air Quality Testing. These services go beyond the visual inspection to give you a clearer picture of the home's health.

## The Report and Your Questions
One of the most common questions I get is whether you should attend the inspection. My answer is yes, if you can. I encourage clients to tag along for the last hour or so. This gives me a chance to show you findings in person and explain maintenance tips specific to the home. It’s not about overwhelming you with technical jargon; it’s about giving you a solid understanding of the property. After the inspection, you’ll receive a detailed digital report with photos and summaries. This report is a tool for you. It highlights safety concerns and major defects, but it also documents the good things about the home. It’s important to remember that no home is perfect, and an inspection is a snapshot in time, not a warranty.
Whether you are buying a historic home or a new build, having a professional inspection is a smart step. At Amazing Grace Home Inspection, LLC, I am committed to providing you with a thorough, honest, and easy-to-understand evaluation of your prospective home.
